:: Quarter Ownership

In addition to Shared Cabin Ownership in 1/13th (four weeks per year) and 1/26th (two weeks per year), The Cabins at Bear River Lodge has a Quarter Cabin Ownership program in the five-bedroom Cabins.

Owners receive a Warranty Deed. This is a real estate purchase that can be passed to heirs, transferred or sold like any other real estate.

Quarter Cabin Owners are entitled to use their cabin every fourth week for a total of 13 weeks per year.

Quarter Cabin Owners can enter into a management agreement that allows their Cabin to be rented when it is not being used by the Owner. The Quarter Cabin Owner receives the rental revenue for their specific weeks.

Quarter Cabin Owners can choose to use their weeks in a variety of ways:

Full Week: Stay the entire week, using the entire cabin.

Full Week Lock-off: Stay the entire week in either the three bedroom or two bedroom section of the cabin (the stairs can be locked at the top and the bottom, separating the two bedroom lower section from the three bedroom upper section) and allow the other section of the cabin to be rented.

Partial Week: Stay any of the nights during the week and allow the cabin to be rented the remaining nights.

Rent the Week: Place the entire week in the rental program.

Cabins are fully managed. The management company takes care of:

Advertising and reservations
Guest Check-ins and Check-outs
Housekeeping and maintenance
Accounting

Monthly accounting statements are provided to the Owner. Monthly accounting statements show nights rented, rental rates, and each line item expense. Net profit is distributed monthly to the Owner.

Cabins 7, 8, and 9 are the first Five-Bedroom Cabins to participate in the Quarter Ownership Program. Cabins 7 and 8 are Sold Out. We are now pre-selling Cabin 9.
