How does Shared Cabin Ownership really work at The Cabins at Bear River Lodge?

This document is an overview of our Shared Cabin Ownership program. There are several legal documents that outline this information in more detail. This information has been registered with the State of Utah and is therefore intended specifically for Utah residents.

The Cabins at Bear River Lodge is a Shared Cabin Ownership condominium project with one-, two-, and five-bedroom cabin units.

Shared Cabin Ownership is available in two week (1/26th) and four week (1/13th) increments.

1/13th owners receive one week of cabin use in each season. 1/26th owners choose one week in either Winter or Summer and one in Spring or Fall.

The seasons are divided as follows:

Winter: December, January, February
Spring: March, April, May
Summer: June, July, August
Fall: September, October, November

Owners can stay for a week at a time (Friday to Friday) or split their week into a weeknight stay (Monday to Friday) and a weekend stay (Friday to Monday).

Owners are also able to reserve additional time in a shared ownership cabin of equal or lesser size through our Space Available Program. Space Available reservations can be made 30 days in advance and cost a small percentage of normal cabin rental rates. Owners must be present to use Space Available.

There are three levels of cabin ownership:

Platinum: Reserve 12 months in advance (prior to beginning of season), option to fix weeks for a one-time fee.

Gold: Reserve 9 months in advance (prior to beginning of season)

Silver: Reserve 6 months in advance (prior to beginning of season)

Owners are required to pay an annual maintenance fee. This fee covers actual costs related to The Cabins at Bear River Lodge such as insurance, taxes, utilities, cleaning, and other maintenance. Owners join the Bear River Lodge Cabin Owners’ Association and only approved costs are included in this fee.

The Cabins at Bear River Lodge offer a resale program to assist owners in selling their ownership.

Owners receive discounts for snowmobile and ATV rentals, catch and release fishing, convenience store goods, and restaurant items at The Cabins at Bear River Lodge. Currently, this discount is 25 percent off regular rates.
